Spring is when the Sioux Falls market usually wakes up, and this year the numbers show it. The REALTOR® Association of the Sioux Empire (RASE) released its April 2026 report in early May. Here is my plain-English read of what it says and what it means for you.

All figures below are for the Sioux Falls region as reported by RASE for April 2026, compared with April 2025.

What Stands Out

Inventory is much tighter

The biggest story is supply. There were 1,372 homes in inventory in April, down 34.2% from a year earlier, and new listings were down 21.6%. That pushed months supply down to 3.2. Months supply is a rough measure of how long it would take to sell everything on the market at the current pace. Lower numbers generally favor sellers.

Prices moved up

The median sales price reached $344,550, up 8.8% from $316,800 in April 2025. One month can swing based on which homes happened to close, so I also look at the longer view. RASE's 12-month figure for May 2025 through April 2026 shows the overall median sales price up 2.1% to $327,500. That steadier number is a better gauge of the overall trend than a single month.

Days on market held about even

Days on market came in at 93, up 1.1%. So even with tight inventory, homes overall were not selling dramatically faster than a year ago. Price, condition and location still matter a lot for how quickly an individual home sells.

New construction

For the 12-month period from May 2025 through April 2026, RASE reported new construction prices up 3.2% to a median of $379,700. Separately, new construction inventory was down 22.1% from a year earlier, the smallest inventory decline of any construction type.

Price ranges

Over the same 12 months, RASE reported the $150K to $200K range tended to sell the quickest, at 81 days, and the $2M and above range the slowest, at 197 days.

In the April housing supply report, single-family homes had 2.7 months of supply and condos had 5.7 months. These supply figures are an inventory snapshot, not 12-month averages.

What This Means for Buyers

Spring greenery at McKennan Park in Sioux Falls
  • Get pre-approved before you tour. With fewer homes on the market, being ready to move matters. vs. April 2025

  • Know your must-haves. Low inventory means fewer choices. Be clear about what you can and cannot compromise on. vs. April 2025

  • Look at the whole offer. Price matters, but so do clean terms, solid financing and reasonable timelines. vs. April 2025

  • Do not skip the inspection. Tight markets can create pressure to cut corners. Talk with me about how to stay competitive and still protect yourself. vs. April 2025

What This Means for Sellers

Wide green backyard behind a suburban home under a clear sky
  • Supply is in your favor right now, but buyers are still price sensitive. Homes that are priced right and show well tend to perform best. vs. April 2025

  • Price from comparable sales, not from the headline median. Your home's value depends on your neighborhood, price range and condition. vs. April 2025

  • Prepare the house. Clean, repaired and well-photographed homes stand out. vs. April 2025

  • Watch your competition. I track the active and pending listings in your price range so we can adjust quickly. vs. April 2025

A Note on Reading Market Reports

Regional medians blend many very different homes and areas. Your situation can look very different from the headline. If you want to know how the numbers apply to your home or your search, I am happy to pull data specific to your area and price range.
