Neighborhood Guide
Living in Tea, SD: A Local Guide
Tea sits just southwest of Sioux Falls, with quick interstate access and a small-town feel that is growing fast. Here is what living there looks like.
The basics
Tea is in Lincoln County, about 12 miles from downtown Sioux Falls. The 2020 census counted 5,598 residents, and the City of Tea estimated 8,051 as of January 1, 2026, which is roughly 44% growth in about five years. The city covers about 22 square miles, and its 2050 comprehensive plan projects the population could reach about 20,000 by 2050.
Schools
Most of Tea is served by the Tea Area School District, and some of the city falls in the Harrisburg School District. Tea Area added 122 students this fall for a total of 2,636, up 4.85%, the fastest growth of any metro district. The superintendent told local news the district typically grows about 5% a year, and it had to add elementary teachers right before school started. Confirm the assigned district for any address before you buy.
Commute
Tea sits on Highway 42 with quick access to I-29, so the southwest side of Sioux Falls is a short drive. Downtown is usually about 15 to 25 minutes depending on traffic. The 41st Street and Ellis Road corridor on the southwest edge of Sioux Falls keeps adding groceries and everyday shopping close to Tea.
Home styles
Tea is mostly newer housing. City planners count about 1,560 low-density homes, 620 medium-density and 250 high-density units, so single-family ranches and two-stories dominate, with twin homes and townhomes mixed in. Many homes were built in the last 20 years, with open floor plans, finished lower levels and attached garages. New construction is common, and I help buyers compare builders, plans and lots with an engineer's eye.
Parks and lifestyle
Tea has five existing parks and more planned, about 85.5 acres in all, which is above the national standard per resident.
- Tea City Park: a swimming pool with a waterslide, basketball courts, a playground, a stocked fishing pond with fountains and a bike path.
- Tea Athletic Complex: five softball and baseball fields, a high school baseball field, open space for soccer and flag football, and tennis and pickleball.
- Prairie Trails Park and Howling Ridge Park: newer neighborhood parks with playgrounds and shelters.
Who Tea fits
Tea suits buyers who want a newer home, a growing district with a small-school feel, and quick I-29 access for commuting to Sioux Falls.
