Living in Brandon, SD: A Local Guide

Brandon sits on the eastern edge of the Sioux Falls metro, close enough to the city for an easy drive and far enough out to feel like a small town. If you are weighing a move east of Sioux Falls, here is what daily life looks like.

The basics

Brandon is in Minnehaha County, the same county as Sioux Falls. The 2020 census counted 11,048 residents, and recent estimates put it around 11,300. Growth has been steady rather than explosive, which gives the town a more settled feel than some of the newer southern suburbs.

Schools

Brandon is served by the Brandon Valley School District 49-2, which describes itself as the fourth-largest district in South Dakota. The district reported preliminary enrollment of 5,320 students this fall, up 3.2% from last year. It runs a high school, a middle school, an intermediate school and several elementary schools, and it opened the new Burkman Valley Elementary in 2026. Its boundaries also reach into part of eastern Sioux Falls, so some city addresses attend Brandon Valley schools. Always confirm the assigned school for a specific address with the district.

Commute

Downtown Sioux Falls is roughly 5 to 10 miles away depending on where you start, usually a 10 to 15 minute drive. Interstate 90 runs past town at Exit 406, and Holly Boulevard links Brandon to east Sioux Falls. Splitrock Boulevard (SD Highway 11) is the main north-south street, where most shopping and services sit. In the city's own housing study, many residents reported a 20 to 29 minute commute, so plan on a bit more if you work on the far side of Sioux Falls.

Home styles

Expect a mix of established ranch and split-level homes near the center of town, plus newer subdivisions with open-plan ranches, two-stories and walkout basements on the edges. Lots tend to be larger than in central Sioux Falls. When I walk a Brandon home with buyers, my architectural engineering background helps me read the layout, the foundation and the drainage on these sloped walkout lots before you make an offer.

Parks and lifestyle

Brandon punches above its size on recreation. The city maintains eight parks and about 178 acres of green space, plus a pool and an 18-hole municipal golf course.

  • McHardy Park: 74 acres on Split Rock Creek with picnic shelters, an observation tower, a fishing pier and a popular sledding hill.
  • Aspen Park: ball fields, tennis and pickleball courts, sand volleyball and the city pool.
  • Big Sioux Recreation Area: a state park about four miles southwest of town off I-90 Exit 406, with campsites, camping cabins, an archery range, disc golf and paved trails along the Big Sioux River.

The Brandon Community Library, part of Siouxland Libraries, sits right on Splitrock Boulevard.

Who Brandon fits

Brandon tends to suit families who want a strong school district and room to spread out, and buyers who like a small-town main street without giving up quick access to Sioux Falls shopping, dining and hospitals.
